What comes up most in Hertfordshire
Office-to-residential conversions. Watford, Hatfield, Stevenage and the commuter towns have a large stock of former offices converted to flats under permitted development. They can be good buildings, but they often arrive with a fire strategy written for an office, compartmentation that was never verified after conversion and a handover file that stops at the point of conversion. Taking one on starts with establishing what actually exists, not what the file says exists.
Mid-rise buildings and remediation. Many Hertfordshire blocks sit in the 11 to 18 metre range. The government's target dates of the end of 2029 for buildings of 18 metres or more and the end of 2031 for those between 11 and 18 metres are policy rather than law at present, but they are the timetable a building should be planning to.
Higher-value smaller blocks. In St Albans, Radlett and Harpenden boards expect a level of reporting that a volume agent rarely provides: budgets that reflect what the building costs, accounts that close on time and a named manager who attends.
What it costs
Full block management starts from £350 per flat per year plus VAT, depending on the size and complexity of the building. Leaseholder charges are published on our fees page. Boards that want to do more themselves can look at Temphis Flex, from £100 per flat per year plus VAT.
Frequently asked questions
Do you manage converted office buildings?

Yes. See managing agent for RTM companies and small blocks and what resident directors are responsible for.
How do we change managing agent?
