Standard Fee Schedule

About these charges. The fees below are administration charges within the meaning of Schedule 11 to the Commonhold and Leasehold Reform Act 2002. An administration charge is only payable to the extent that it is reasonable, and any demand for one must be accompanied by the prescribed summary of rights and obligations. If you believe a charge is unreasonable you can apply to the First-tier Tribunal (Property Chamber) for a determination. Whether a particular charge is recoverable at all also depends on the terms of your lease.

Who pays. These are leaseholder charges. Depending on the circumstances a charge is billed either to the individual leaseholder concerned or to the building’s service charge account. Where a charge arises from a sale, it is normally settled by the seller or the seller’s solicitor as part of the transaction.

·       Sale Pack / LPE1 / Solicitor Enquiry Response – £500.00

·       Re-Issue of Lost or Misplaced Documents – £50.00

·       License to Assign / Sublet / Alteration – From £250.00

·       Certificate of Compliance – £180.00

·       Updating of Shares – £180.00

·       Equity Pack (LPE1, Cert. Compliance, Updated Shares) – £800.00

·       Leaseholder Welcome Pack – £50.00

·       Copy of Lease or Title Documents – £25.00

·       Correspondence regarding a suspected breach of lease – £55.00 per letter

·       Extended correspondence outside routine management – £10.00 per 15 mins (minimum £20.00)

·       Section 20 Consultation – £15.00 per unit (minimum £150.00)

·       Project Management –

  • 12% of works up to £50,000;

  • 10% of works from £50,001–£150,000;

  • 8% of works above £150,000;

  • No fee under £2,500;

  • Minimum fee of £500 between £2,500 and £5,000.

·       Late Payment Charges – £72 Late Payment Reminder Fee, £96 Debt Collector Referral Fee, £300 Solicitor Referral Fee

·       Setup of Payment Plan – £60

·       Raising Insurance Claim – £120

These charges are effective from 1 September 2026. All fees listed above are inclusive of VAT unless otherwise stated. These fees are subject to annual review and may be updated with prior written notice.

What some of these terms mean. An LPE1 is the standard Leasehold Property Enquiries form completed by the managing agent on a sale. An Equity Pack bundles the LPE1, the certificate of compliance and the share transfer update into a single instruction. A Certificate of Compliance confirms to the Land Registry that a restriction on the title has been satisfied. Updating of Shares is the transfer of a share in the management company from the seller to the buyer.
