Block management in Kent
Temphis is an RICS-regulated block management company managing residential blocks and estates across Kent for freeholders, Right to Manage (RTM) companies, resident management companies and developers, from our London office. Full block management starts from £350 per flat per year plus VAT.
Where we take instructions in Kent
Maidstone, Medway including Chatham, Rochester and Gillingham, Dartford, Gravesham, Sevenoaks, Tonbridge, Tunbridge Wells, Ashford and Canterbury. We also manage in neighbouring south-east London, including Bromley.
What comes up most in Kent
New-build estates. Large developments around Dartford, Ashford and the Medway towns often have unadopted roads, drainage and open space paid for through an estate charge. Where the charge is structured as an estate rentcharge, section 121 of the Law of Property Act 1925 can give the rentcharge owner disproportionate remedies unless the transfer excludes them, so it is worth knowing which applies before a dispute starts.
Retirement and coastal developments. Leasehold retirement housing in Kent's coastal and market towns can carry event fees, payable on sale or subletting, which are set by the lease and not separately regulated. Leaseholders and their families should be told what the lease says before a sale is under way, not during it.
Period conversions. Older houses split into flats in Canterbury, Tunbridge Wells and Rochester often have leases that do not provide properly for reserve funds or modern compliance costs. The risk is the lease, not the building.
What it costs
Full block management starts from £350 per flat per year plus VAT, depending on the size and complexity of the building. Leaseholder charges are published on our fees page. Boards that want to do more themselves can look at Temphis Flex, from £100 per flat per year plus VAT.
