Where we take instructions in the Liverpool City Region
Liverpool city centre, the Georgian Quarter, the Baltic Triangle and the suburbs; Wirral including Birkenhead; Sefton including Southport and Bootle; St Helens; Knowsley; and Halton covering Runcorn and Widnes.
What comes up most in Liverpool
Period conversions and former commercial buildings. Liverpool has a large stock of Georgian and Victorian houses split into flats and former warehouses and offices turned residential. They tend to bring inherited compliance gaps: a fire strategy written for the old use, compartmentation that was never checked after conversion, and records that stop at the point of conversion.
City-centre high-rise. A higher-risk building is one of at least seven storeys or 18 metres with two or more residential units. For those buildings the duties sit with the accountable person, usually the freeholder or the RTM company, not the managing agent. Registration, a safety case report, occurrence reporting and a resident engagement strategy all follow.
Budgets that were never rebuilt. Many blocks have a service charge that has not been re-budgeted against what the building actually costs to run, and no reserve. Rebuilding the budget from the building up is usually the first task.
What it costs
Full block management starts from £350 per flat per year plus VAT, depending on the size and complexity of the building. Leaseholder charges are published on our fees page. Boards that want to do more themselves can look at Temphis Flex, from £100 per flat per year plus VAT.
