What comes up most in Surrey

Mixed-use town-centre buildings. Surrey's market towns have many buildings with flats above shops or offices. Service charges have to be apportioned fairly between residential and commercial parts, and since 3 March 2025 a building can qualify for Right to Manage if no more than 50 per cent of its internal floor area is non-residential.

Smaller, higher-value blocks. Many Surrey buildings have a small number of flats and directors who expect clear reporting: a budget that reflects what the building costs to run, accounts that close on time and a manager who attends.

Period conversions and older leases. Converted houses and older purpose-built blocks often have leases drafted before reserve funds and modern compliance costs were usual. Establishing what the lease actually permits to be recovered is the first job.
